Beautiful, cozy 2 bedroom suite {"Hawaii" and "Bahama" rooms within the house that are blocked-off from all other interior rooms} has a full bath and a PRIVATE exterior entrance to the HEATED {or $25 per night discount} pool, DELUXE hot tub, tiki garden, lanai, patio, screened porch, and driveway. The suite sleeps 4 {twins can be combined by guest to make king; conversion bedding provided} and provides luxurious down/feather pillows.
Spaces include 3 new flat-screen SATELLITE televisions {one is a 40" Smart TV} with remotes, WiFi, mini-fridge/freezer, microwave, coffee maker/coffee/supplies, Sound Spa {acoustic relaxation machine} for the light sleeper, alarm clocks, hair dryer, iron/board, remote-controlled ceiling fans, luggage racks, extra sheets/pillows, abundant towels, tote bags, coolers, beach chairs, and more. {If you do not see a particular amenity posted here or within the listing, it is safe to assume that it is not available at this property, so please plan accordingly}. Both the pool & hot tub have fun LED color-changing lights.* The pool and hot tub are for your private use only ~ NO "community" sharing with strangers! There will NEVER be any other people {guests/owner} using the pool, hot tub, patio, screened porch, or back yard while you are a guest. You will have TOTAL privacy. {Also, a folding room divider is provided if extra privacy between the twin beds is desired}. The attached main house {which, of course, includes the kitchen and laundry room} will be locked/inaccessible so anyone inside it will also have complete privacy and security. Please understand that this property is NOT an efficiency apartment. Therefore, if you want to cook during your vacation, you will need to book the entire house {details below} or book a different property.
*The hot tub also sports numerous therapeutic jet cycles, an actual waterfall, and cushioned headrests. Flotation devices, padded lounge chairs, and pool towels are provided. The screened porch, patio, and lanai offer a {small/unstocked} bar, television, rattan furniture, and various sitting areas.
Adorned with dozens of palm trees, colorful hibiscus plants, all-new landscaping, and a charming tiki garden, this property is located in Boynton's most desirable {Intracoastal Waterway} neighborhood. Its street is across from the ocean inlet, and public beaches {Ocean Ridge and Lantana} are less than 10 minutes away by vehicle in either direction! There are also two wonderful waterfront parks next door to play, fish, and/or launch a boat.
Additionally, plentiful marinas are nearby if renting or chartering a boat is on your agenda for world-class fishing in the pristine Gulfstream waters off the East Coast of the Atlantic Ocean {NO oil slicks, red tides or algae bloom}. Numerous popular restaurants and excellent shopping are less than a couple miles away, including the Boynton Beach Mall. Local guide books are provided for your convenience. However, it's unlikely you'll want to leave this gorgeous property very often to explore so much the area has to offer!**
Please Note: This is part of a privately owned and managed home. {"Guest House" is the closest category here to "Suite"}. It is NOT a condominium or apartment governed by HOA rules that strictly prohibit short-term renting. Private homes and villas in Florida subdivisions are also governed by HOA rules that strictly prohibit renting for less than 30 days. Also, some entire towns {i.e., Ocean Ridge/Palm Beach} prohibit ALL short-term rentals. Our property is not located in a subdivision and/or prohibited from renting short-term. Make sure your rental agreement clearly states that the property you are renting is not governed by any HOA rules, etc. There is absolutely zero chance that you will be reported by a neighbor, visited by a code enforcement officer, and evicted for renting our home illegally. We are LICENSED {number available upon request} and regulated by the County of Palm Beach/State of Florida.

MINIMUM NIGHTS: There is a 4 NIGHT MINIMUM if a Federal Holiday {when U.S. banks/post offices are closed} is included, and a 6 NIGHT MINIMUM if Christmas Eve, Christmas Day, New Year's Eve, and/or New Year's Day is included {includes check-out day}. Minimum nights are non-negotiable.
HOLIDAY PREMIUMS: The software here does not provide an editing feature for the following holiday premiums to be added to the posted rates prior to a reservation being confirmed/paid. Therefore, $25 will be added to EACH night of the reservation if it includes ANY holiday, including on check-out day, OTHER than the following. $50 will be added to EACH night of the reservation if it includes, including on check-out day, MLK Day, President's Day, Easter, Thanksgiving, Christmas Eve/Day, or New Year's Eve/Day {$100 if both Christmas and New Year's}. The above holiday premiums also apply if the reservation is part of a holiday weekend, whether the actual holiday is included or not. Holiday premiums are also non-negotiable.
DISCOUNTS: Our best rates are those posted and are FIRM. We do not offer any "last minute" deals, specials, or government/military discounts {although we love and appreciate those who serve} other than the one posted above where there is a $25 per night discount if the guest does not require the pool to be heated. Any other rate reduction requests will be considered generic, reported as SPAM, and deleted. The traveler will then be automatically and permanently blocked from the site. This will preclude any additional frivolous inquiries/messages from being delivered. Accordingly, we kindly ask all travelers to please respect our posted rates. Thank you!
**LOCATION: This property is located on Las Palmas Park {East Gateway Boulevard}. For obvious privacy/security/safety reasons, we never disclose the property's street number to strangers over the Internet and/or schedule private interior showings. Be assured that the posted photographs are recent and accurate. The address is, of course, specified on the rental agreement. Please Google or MapQuest distances to points of personal interest {restaurants, attractions, airports, etc.}. Due to the high volume of inquiries we receive, we are just not able to provide these types of personalized services to potential guests. We appreciate your understanding.
SIGNED RENTAL AGREEMENT required that must be properly executed and returned within 48-hours of being sent, or reservation will NOT be honored and NO refund will be provided. Guest who signs the rental agreement {regular E-mail address and current physical address required for it} must be at least 25 years of age {proof also required}. Please be aware that, for obvious reasons, we reserve the right to decline reservations from guests with poor language/communication/reading skills.
PARKING is available, free-of-charge, on the driveway. Two mid-size vehicles are allowed, but they must be parked with one in front of the other. This way, any person staying in the main house will not have their vehicle blocked.
ACCESS to this 2 bedroom / 1 bathroom suite is via the pathway through the arbor along the West side of the house. There is a lock box {code provided morning of check-in} on the right side of the gate that holds the suite key for self/24-hour check-in. The suite is then accessible after walking through the tiki garden and the screened patio.
CHECK-IN can commence on any day of the week, if available, and we do not charge extra for weekends. Check-in time is 4:00 P.M. and check-out time is 11:00 A.M. Eastern Time, OR guest can choose a 6:00 P.M. check-in and a 1:00 P.M. check-out if the Owner is advised BEFORE the rental agreement is drafted.
TAX: 13% ~ Florida owners/managers who do not charge this mandatory county and state total tax are NOT licensed or regulated!
REVIEWS: This is a relatively new and strictly seasonal property listing {we have several others} on the HomeAway site, so it has minimal HomeAway guest reviews. However, we have many {all excellent} for this specific property from other sites that we would be happy to provide {verbatim} upon request.
CANCELLATION POLICY: Our clearly posted Cancellation Policy is Non-Negotiable. All guests are strongly encouraged to purchase insurance. Very private and qua
Quiet and private. Close to beaches and restaurants. Quick to get an Uber if you want to go to Delray or Boca and have a few drinks. Pool and hot tub right out your bedroom door. Clean and convenient. Homeowner very easy to work with. Close to West Palm airport. Guests are welcome. Nice lanai if you don’t want to be in the sun or if it rains. I would rate this stay 5/5 😎
